Building Permits & Compliance

Building Smart, Safe, and by the Book

At Heavy Duty Metal Buildings, we believe every successful project starts with a strong foundation—and that includes meeting all local codes, regulations, and permitting requirements. Whether you’re building a carport, garage, barn, or commercial facility, our team ensures that every structure is legally sound and built to pass inspections the first time.

Navigating permits and zoning rules can be overwhelming, especially with varying regulations across counties and municipalities in North Carolina and neighboring states.

Why Permits Matter

Building permits aren’t just red tape—they’re essential for:

  • Ensuring your structure meets local safety and construction codes
  • Protecting your property investment during future appraisals or sales
  • Avoiding legal issues, stop-work orders, or fines
  • Ensuring proper zoning compliance for residential, commercial, or agricultural land
  • Confirming safe distances from property lines, utilities, and easements

Cutting corners on permits may save time in the short term—but it can cost a lot later.

Important: Customers Are Responsible for Their Own Permits

Heavy Duty Metal Buildings does not obtain permits for customers.
Once your deposit is submitted, we will provide engineered structural plans that you can take to your local building department to apply for your permit.

Who Needs a Permit?

Generally, a permit is required for:

  • Permanent carports or garages with foundations
  • Barns and agricultural buildings with utility access
  • Any structure over a certain square footage (varies by city/county)
  • Buildings with electrical, plumbing, or HVAC installations
  • Structures placed within regulated flood zones or easements
